Reasons Why Residential Real Estate Deals Fall Through

Reasons Why Residential Real Estate Deals Fall Through

Purchasing a home is exciting. However, once someone finds their dream home and makes an offer, that excitement often turns into nervousness about the uncertainty of whether or not the sale will be finalized.  Our next series of articles will cover some of the most common reasons why a pending real estate deal may fall through. Let’s get started:

Inspection

The one percent real estate experts at One Percent Guys Full Service Real Estate Pros recommend that our buyers make a sale contingent on a professional home inspection.  This can include, but is not limited to inspecting the roof, structure, plumbing, electrical, and even an inspection for termites. If the inspection finds issues with the property, then you have the option to move forward with the sale, move forward with the sale pending acceptable repairs, re-negotiate the sale price, or choose to abandon the sale.

Appraisal

Financial institutions require an appraisal before approving a mortgage. If you are paying cash, the one percent real estate experts at One Percent Guys Full Service Real Estate Pros will still recommend that you make the sale contingent upon an appraisal. If the appraisal comes in lower than the offer price, you may choose to either make another offer or abandon the deal.

Our next article will cover more reasons why a residential real estate deal may fall through.
